Dunham Marsh, a 200-acre “village preserve” in Richmond Hill begins sales in February,  developer Brookwood Properties announced.
 Brett Turner, chief executive for Brookwood, said the new Richmond Hill planned community has been designed to offer traditional neighborhoods with parks, an abundance of sidewalks and walking trails plus “people-friendly common areas.”
“Most of our homes will be single-family detached residences ranging from 1,600 sq. ft. to more than 4,000 sq. ft. and priced from the mid $200,000 range to more than $750,000,” said Turner.  “We expect that our community will have a gentle village ambiance with a variety of home choices and neighborhood settings.”  He said selected estate-sized homesites will be priced from $100,000 to just over $300,000 while other lots overlooking the main park will also be available for sale and will range in price beginning at $70,000.  Approximately 300 homes will eventually be built.
Turner said Dunham Marsh will be centered around a village square and clubhouse activity center featuring an Olympic-sized pool with an adjoining beach access splash pool.  Along the marshfront there will be overlooks, walking trails and a kayak dock.
“We have set forth to design this community to appeal to a variety of housing needs, and we will be offering choices from nicely appointed cottages to large estate-style homes in the Savannah tradition,”  he said. There will be a wide range of architectural diversity, but all in keeping with a strict set of design guidelines to maintain the integrity of the overall community.
Persons interested in golf will have privileges at the nearbyWaterford Landing course. Design Works of Charleston is the land planner and has been involved with such communities as Ford Plantation in Richmond Hill and Daniel Island in Charleston.
Dawson-Wissmach, a Savannah architectural firm will be handling much of the architectural design.
Dunham Marsh is near Belfast-Keller Road on the southeast side of Richmond Hill, approximately four miles beyond the entrance to Ford Plantation.  Residents will be a 15-minute drive from Savannah’s southside and a 30 minute drive from downtown Savannah via I-95 and I-16.
Brookwood Properties, originally based in Jacksonville, Fla., has been building planned communities in the Jacksonville, Savannah and Cashiers, N.C., areas for the past 25 years.
