A new community featuring single family homes, some townhomes and a large amenities package may soon be headed to Richmond Hill.

The potential development of 208 single-family home and 52 townhome sites called “Creekside” is the next phase at Richmond Hill Plantation pending the approval of a development of regional impact (DRI) report by the Coastal Regional Commission.

According to Steve Scholar, director of Planning and Zoning for Richmond Hill, the matter could go before the City Council if the CRC grants approval to the developer, Simcoe Investments LLC. He gave no time frame for when that may happen.

Meagan Mowry, co-owner of Simcoe Developments, said the Creekside development is exciting news for the Richmond Hill community.

“I am excited and I think the city and residents should be as well,” she said. “This is a first-class community with very, very extensive amenities with community access to Sterling Creek.”

The development would be located off of Brisbon Road with access to Harris Trail Road and the schools, Mowry said. It is also located on Sterling Links golf course, she added.

Included in the potential 4.3-acre amenity area are a junior Olympic-sized swimming pool, fitness center, sports facilities, an adult-only pool and a potential kayak launch area into Sterling Creek.

Mowry said while the project is moving “very quickly,” they are waiting on the DRI approval. The matter would then go before the city’s Planning and Zoning Commission, and require a public hearing before going to the City Council for the final say. If the project is approved by the council, she said the project could begin later this fall.

Simcoe Investments also developed Heathrow at Sterling Links, and Mowry said Creekside at Richmond Hill Plantation would be very similar to that community, with similar lot sizes and a lot of green space.

“Our green space and amenities are past the city’s requirement,” Mowry said. “I believe it’s 10 percent of the property is to be deeded for green space, and we’re far past that to make it an exceptional community.”

Mowry said she believes the adult-only pool is also exciting.

“I don’t know of any other community in Richmond Hill that has one,” she said.
